Acknowledgment

An acknowledgment is the most common notarial act - I verify your identity, witness your signature, and confirm you're signing of your own free will. This is required on a wide range of documents including deeds, powers of attorney, loan documents, and contracts. If you're not sure whether your document needs an acknowledgment, bring it along and I'll take a look.

Jurat

A jurat is used when a document requires a sworn statement - you sign in my presence and take an oath or affirmation that the contents are true. Common examples include affidavits, sworn declarations, and certain court filings. I'll administer the oath and complete the notarial certificate to make your document legally valid.

Oath / Affirmation

Sometimes a document or legal proceeding requires a verbal oath or affirmation without a written signature - I'm authorized to administer both. An oath invokes a solemn promise; an affirmation is a non-religious alternative that carries the same legal weight. This service is often requested for depositions, court-related matters, and official proceedings.

Certified Copies / Copy Certification

Need a verified copy of an important document? I can certify that a photocopy is a true and accurate reproduction of the original. This is commonly used for passports, diplomas, business records, and other personal documents. Note that state laws vary on which documents can be copy-certified - I'll confirm eligibility at the time of your appointment.

Quit Claim Deed

A quit claim deed transfers an owner's interest in a property without making guarantees about the title - commonly used between family members, in divorce settlements, or to clear title issues. I'll notarize your quit claim deed accurately and efficiently. Please ensure the deed is fully completed before your appointment.

HOA Documents

Homeowners association documents - including transfer paperwork, resale certificates, and governing agreements - often require notarization. I can notarize your HOA-related paperwork quickly and conveniently at your location.

Power of Attorney (Financial)

A financial power of attorney authorizes someone you trust to manage your financial affairs on your behalf - including banking, investments, and property decisions. I'll notarize your document carefully and confidentially, ensuring it's executed correctly so it holds up when it matters most. I come to your location, including homes, hospitals, and care facilities.

Power of Attorney (Medical / Healthcare)

A medical power of attorney designates someone to make healthcare decisions on your behalf if you're unable to do so. I'll notarize this important document with the care and discretion it deserves, at your home, a hospital, or a care facility - whatever works best for your situation.

Last Will & Testament

Your last will and testament ensures your wishes are honored and your loved ones are taken care of after you're gone. I can notarize the required signatures on your will to help ensure it's properly executed under your state's laws. Please note that I do not draft wills or provide legal advice - your document should be completed before your appointment.

Divorce Documents

Divorce paperwork often requires notarized signatures from one or both parties - including settlement agreements, property transfers, and other related documents. I can handle your divorce-related notarizations discreetly and professionally, with full respect for the sensitivity of the situation.

In-Person Electronic Notarization (IPEN)

In-person electronic notarization works just like a traditional notarization - you and I are in the same room - but the documents are signed electronically rather than on paper. This is ideal for clients who prefer a fully digital workflow without requiring a remote session. I bring everything needed for a seamless e-signing experience at your location.

Hospital / Bedside Notarizations

When a patient needs documents notarized and can't leave the hospital, I come to them. I handle bedside notarizations with care, compassion, and discretion - understanding that timing is often critical in these situations. Please call ahead so I can coordinate with nursing staff and arrive fully prepared.

Prison / Jail Notarizations

I'm available to provide notary services at correctional facilities for incarcerated individuals who need documents notarized. I'll coordinate with facility staff in advance to ensure a smooth visit. Please contact me with the facility name and location so I can make the necessary arrangements.

Care Facility / Nursing Home Notarizations

Residents of assisted living facilities, nursing homes, and memory care communities often need documents notarized for estate planning, powers of attorney, and other important matters. I come directly to the facility and work respectfully with both residents and staff. Please note that I will assess the signer's awareness and willingness to sign at the time of the appointment.

Loan Signings / Mortgage Closings

As a certified loan signing agent, I guide borrowers through their complete loan package at closing - ensuring every signature, initial, and notarization is in the right place. I work with title companies, escrow officers, and lenders to keep transactions on track and error-free. I come to you, so closing can happen at your home, office, or any convenient location.

HELOC Signing

A home equity line of credit comes with its own set of loan documents that require careful signing and notarization. I'm experienced with HELOC packages and will walk you through the process efficiently and accurately, coordinating with your lender to ensure everything is completed to their specifications.

Deed of Trust

A deed of trust secures a loan against the property and is a key document in many real estate transactions. I'm experienced in notarizing deeds of trust and will ensure your document is executed correctly and ready for recording. I come to your location to keep the process convenient.

Warranty Deed

A warranty deed conveys property with a guarantee that the grantor holds clear title. I can notarize your warranty deed at your home, office, or wherever is most convenient. Proper notarization is required for the deed to be recorded with your county.

Real Estate Documents (General)

Real estate transactions involve a wide variety of documents that require notarization - from closing disclosures and purchase agreements to affidavits and transfer paperwork. I'm experienced across the full range of real estate documents and can handle your signing at a time and place that works for you.

Refinance Signing

Refinancing your home shouldn't mean a trip to the title office. I come directly to you to handle all the signing and notarization involved in your refinance package, making sure every document is executed correctly so your transaction closes without delays.

Home Loan Modification

If you're modifying the terms of your mortgage, I can come to you to handle the notarization of your loan modification documents. I'll ensure all required signatures are captured correctly and that your paperwork is properly executed, helping avoid delays in getting your new terms finalized.

Living Will / Advance Directive

A living will or advance directive puts your end-of-life medical wishes in writing, so your care providers and loved ones know exactly what you want. I'll notarize this document professionally and confidentially. Having it in place is one of the most meaningful things you can do for your family's peace of mind.

Living Trust / Trust Documents

A living trust is a powerful estate planning tool that allows your assets to pass to your beneficiaries without going through probate. I'm experienced in notarizing full trust packages and can handle multi-document signings at your home or office. Your estate planning attorney will typically prepare the documents - I take care of the notarization.

Healthcare Directive

A healthcare directive outlines your preferences for medical treatment and designates someone to speak on your behalf if you cannot. I can notarize your healthcare directive at your home, a hospital, or a care facility, and I handle these appointments with the sensitivity they deserve.

Custody / Parenting Documents

Parenting plans, custody agreements, and other child-related legal documents often require notarization to be official. I handle these signings with complete discretion and care. Bring your completed documents and a valid photo ID and I'll take care of the rest.

Adoption Documents

Adoption paperwork involves a range of legal documents that must be carefully executed and notarized. I handle adoption-related signings with the care and sensitivity this life milestone deserves, at your home, your attorney's office, or wherever works best for your family.

School Documents / Field Trip Forms

Schools and educational institutions regularly require notarized signatures on enrollment forms, field trip permission slips, and other student records. I can notarize these quickly at your home or any convenient location - including same-day appointments when you're in a time crunch.

Whether you're changing your name after marriage, divorce, or through a legal court order, your supporting documents may require notarization. I'll handle your paperwork promptly so you can move forward with updating your records without delay.

Bill of Sale

A notarized bill of sale provides documented proof of ownership transfer for vehicles, personal property, or other assets. I'll make sure your document is properly signed and notarized, giving both buyer and seller peace of mind. I'm available for quick, convenient appointments at your location.

Auto Dealer Forms

Car dealerships and private sellers frequently need notarized signatures on vehicle purchase contracts, title paperwork, and DMV forms. I work with both individuals and dealerships, providing fast and accurate notarizations at your location.

Identity Verification Affidavit

An identity verification affidavit is a sworn statement confirming your identity - commonly required by employers, financial institutions, and government agencies. I'll administer your oath and complete the notarization so your affidavit is ready for submission.

Passport Application (DS-3053 / Minor Consent)

When a minor needs a passport and one parent cannot appear in person, Form DS-3053 (Statement of Consent) must be notarized. I'll complete this notarization quickly so your child's application isn't delayed. Bring the completed DS-3053 form and your valid government-issued photo ID to your appointment.

International Travel Affidavit

International travel affidavits confirm specific facts about travel plans, custody arrangements, or parental consent for a minor to travel abroad. I'll notarize your affidavit accurately so it's accepted by airlines, border agents, and foreign authorities.

I-9 Employment Verification

Employers are required by federal law to verify the identity and work authorization of every new hire using Form I-9. I can serve as an authorized representative to complete this verification on behalf of your business - especially useful for remote employees who can't come into the office. I'll ensure the form is completed accurately to keep your business in compliance.

Insurance Forms

Certain insurance documents - including claims, beneficiary designations, and coverage authorizations - require notarized signatures to be processed. I can notarize your insurance paperwork at your location with fast turnaround.

Some international document needs go beyond a single apostille - requiring certified translations, multi-agency coordination, or authentication by a foreign embassy or consulate. I can help manage this process from start to finish, ensuring your documents meet the specific requirements of the destination country.

FBI Background Check Apostille

FBI background check results are commonly needed for international employment, residency applications, and adoption proceedings. I can help you obtain and process an apostille for your FBI Identity History Summary so it's accepted by foreign governments and institutions.
